Property Maintenance Team Leader

Reports To: General Manager

 

Key Objective

CG Recruitment is seeking a proactive and experienced Maintenance Team Leader on behalf of our client, a respected accommodation provider in Brisbane. This is a hands-on leadership role responsible for the day-to-day maintenance of the property, as well as the coordination of a small internal team and external contractors. The successful candidate will ensure the property remains safe, functional, and well-presented, while maintaining compliance with relevant standards and minimising disruption to guests and staff.

 Responsibilities

Property and Asset Maintenance

  • Perform regular inspections to assess and maintain the condition of buildings, rooms, and facilities
  • Personally carry out maintenance tasks and repairs as required
  • Respond promptly to maintenance requests from guests and staff
  • Ensure all furniture, appliances, and electrical equipment are in working order
  • Maintain outdoor areas including car parks, pathways, and staircases
  • Oversee the upkeep of the swimming pool, including water testing and fence inspections
  • Record and update maintenance tasks daily using property management software
  • Maintain registers for general and preventative maintenance programs
  • Coordinate testing and tagging of electrical equipment
  • Schedule fire drills, warden training, and fire equipment inspections

Team Leadership and Contractor Coordination

  • Supervise, roster, and allocate duties to maintenance staff
  • Provide hands-on support and guidance to team members
  • Ensure safe and compliant operation of machinery, equipment, and vehicles
  • Liaise with contractors and ensure they follow site safety and compliance procedures
  • Monitor contractor performance and provide assistance where needed
  • Work collaboratively with housekeeping and front office teams to schedule room maintenance and prepare rooms for inspections

Safety and Compliance

  • Ensure the safety of all staff, guests, and visitors
  • Promote and maintain a safe and healthy work environment
  • Attend meetings and training sessions as required
  • Follow all company policies, procedures, and reasonable instructions
  • Perform general housekeeping duties when needed
  • Carry out any other reasonable tasks as directed by the General Manager

Skills and Experience

  • Previous experience in a similar hands-on maintenance leadership role
  • Trade background highly regarded
  • Strong leadership and team coordination skills
  • Ability to work independently and make sound decisions
  • Effective verbal and written communication skills
  • Strong planning, organisational, and problem-solving abilities
